Potential BTO at Kallang Basin Swimming Complex, St Wilfred Sport Centre sites likely to be Plus flats: ERA Singapore
The ideas to close the Kallang Basin and St Wilfred sports centers for redevelopment are well-timed, given that both sites are considerably older matched up to many other sports facilities, sees Eugene Lim, main executive officer at ERA Singapore. “It makes good sense for the locations to pave the way for better land use, particularly given that they are situated quite close to the city facility,” he includes.
At the same time, the St Wilfred Sport Centre is a 10-minute stroll from Boon Keng MRT Stop. It lies close to St George’s Road, wherein many of the existing HDB flats date back to the 1980s, according to Lim.
The Kallang Basin ActiveSG Swimming Complex and the St Wilfred ActiveSG Sports Centre will cease uses permanently in the 2nd part of 2025. On June 13, URA, HDB and Sport Singapore together announced the end of the facilities upon their contract expiries. The Kallang Basin complex, found on Geylang Bahru Lane, is going to finalize on Sept 1, and the St Wilfred centre on St Wilfred Road is going to close on Oct 1.

Locals will have connection to a brand-new Sport-in-Precinct center in nearby Kolam Ayer, which is set to open at the end of the year. On the other hand, plans to present public housing at the two sites are currently being studied, according to the firms.
The Kallang Basin Swimming Complex spot is within walking range of Geylang Bahru MRT Terminal and the Geylang Bahru Market and Food Center. Lim marks that most of the public real estate blocks in the Geylang Bahru area were established in the 1970s, showing a need for brand-new growths that will certainly revitalize the area.
He anticipates the future BTO project at the site could include a mix of 2- to four-room apartments. “The neighboring sites have a plot proportion of 2.8, and assuming a the same plot ratio, we may see some high-rise BTO flats, potentially approximately 36 floors,” he adds.
Lim believes that future Build-to-Order (BTO) plans at the place could be marked as Plus flats due to their closeness to town and features. Plus flats have tighter resale constraints compared to Standard category flats, including a much longer minimal occupation period of one decade and restrictions on leasing the flat.
