CapitaLand Development to launch LyndenWoods, first residential project in Singapore Science Park

CapitaLand Development, the property project arm of CapitaLand Group, is set to preview the 343-unit LyndenWoods, the very first private residential development in a refreshed Singapore Science Park, on Saturday June 28.

“LyndenWoods is a pivotal turning point in the progressing makeover journey of Singapore Science Park. CapitaLand Property development’s initial housing property inside Singapore Science Park reflects our outlook to rejuvenate the area right into a dynamic, mixed-use development cluster,” says Ronald Tay, CEO of CapitaLand Development (Singapore).

Meanwhile, there are 45 three-bedroom units of 1,023 to 1,066 sq ft, as well as 46 units of three-bedroom + Guest (premium) type condos of 1,292 sq ft. Only one stack comprising 23 units of four-bedroom (premium) units of 1,647 sq ft is offered.

LyndenWoods is a five-minute walk to Kent Ridge MRT terminal on the Circle Line (CCL), which is one stop away from one-north, and two terminals far from Buona Vista Interchange on the CCL and East-West Line. The area around LyndenWoods is also supported by upgraded passerby and cyclist infrastructure.

This biophilic architectural concept mimics the project’s distance to nearby green areas such as Kent Ridge Park and the Southern Ridges. LyndenWoods is also anticipated to achieve the BCA Green Mark Platinum certification.

CapitaLand Development’s latest residential project addresses increasing demand for well-located, high-quality real estate and exhibits how integrated urban districts can deliver both future-ready liveability and withstanding investment value, claims Tay.

Homeowner establishments include a co-working spot, a 50m infinity swimming pool, an entertainment tennis court, a pickleball court, a devoted pet’s park, and the Lynden Club– a resident clubhouse with a gym, social lobby, and function room.

Two-bedroom units and two-bedroom plus study units make up about 65% of the complete unit mix, with 137 units of typical two-bedders ranging from 635 to 721 sq ft, and 92 units of two-bedroom plus study units of 850 to 883 sq ft.

The sales gallery rises alongside 7 Science Park and the property development is projected to start for sale on July 12.

The launch of LyndenWoods comes immediately after CapitaLand completes the redevelopment of Geneo, an incorporated development presenting 5 Grade A structures and the 250-unit Citadines Science Park Singapore. Residents of LyndenWoods will gain from the new amenities, F&B options, and placemaking activities arranged by CapitaLand at Geneo, that neighbors the upcoming condominium.

The project will comprise two 24-storey pillars with a mix of two- to four-bedroom units of 635 to 1,647 sq ft. The condo also offers a two-storey basement carpark with 240 lots. Each of the residence towers will be created in a dual-point block design with landscaped sky patios on each level. According to CapitaLand, this design takes on an aesthetically fenceless design that improves all-natural ventilation and brightness.

Notable developments in the surroundings of LyndenWoods include National University of Singapore, National University Hospital, the one-north precinct, and Rochester Commons. Nearby schools and educational institutions include Fairfield Methodist School (Primary), Anglo-Chinese Junior College, and Singapore Polytechnic.

LyndenWoods remains on a 124,352 sq ft site that was formerly inhabited by the Defence Science and Technology Agency from 2000 to 2018, after which that structure was demolished in 2020. CapitaLand Development effectively put on rezone the plot from business park to residential.
